How a city determines what goes where

Historically, single-family zoning has been a tool for segregation in the United States. It is a policy that determines what can be built where and how much of it. In order to allow for more density, progressive cities in the United States are looking at ways to build more in single-family zones. I believe that DC should allow duplexes, triplexes and quadplexes to be built, by-right (without extra government approvals) throughout the city. This would encourage more development in parts of the city that do not typically see it, limiting the impacts of gentrification throughout the City.
